We had the pleasure this week of closing on an apartment that I have come to love. The 4th floor at 47 Murray combines the elegance of a prewar loft with the epitome of modern luxury living. Set in an exclusive, four-unit residential condominium building in the heart of Tribeca, the apartment features soaring 13-foot ceilings, exquisite finishes, and expansive space for living and entertaining. Here are some insights on what I did to market this property in a unique and creative way – resulting in a transaction that closed above the original asking price within the first week on the market.

47 Murray is located in the heart of Tribeca and I knew right away how important it would be to give buyers an idea of what life would be like in one of Manhattan’s premier neighborhoods. Many of the city’s top restaurants and boutique shopping destinations are right outside, the expansive greenery of Hudson River Park is around the corner, and the 1/2/3/4/5/6/A/C/E/N/R subway lines are all steps from the apartment.
My intention with the {new york} life is to show NYC through my experiences in Real Estate, fitness, parenthood, fine dining and art. There are so many opportunities to enjoy this life in Tribeca that sharing this lifestyle became my focus in marketing this apartment.
We did a 47 Murray newsletter instead of the traditional show sheet to highlight not only the beautiful loft but the vibrant culture in the surrounding area.
It was also important to me to give buyers an idea of what their new home might look like once they move in. Although the sellers had to move their furniture before the listing came onto the market, I decided to take advantage of how beautifully they had furnished their home and had the apartment professionally staged. As it turned out, these creative marketing ideas were worth the effort. In total, there were 35 interested buyers who viewed the apartment during the first week it was on the market. This is a testament to how hot the market is right now and how anxious buyers are to get a hold of what inventory is left in the City.
