Powder Haven Is Poised to Become the Most Exclusive Private Ski Resort in the U.S.

There’s something about February that makes you dream in alpine whites and deep mountain blues. And this season, one project has completely captured my attention — Powder Haven, the new private ski enclave envisioned by Netflix founder Reed Hastings in Utah’s Wasatch Range.

When Hastings stepped down as co-CEO of Netflix in 2023, he didn’t slow down — he shifted gears. After purchasing 12,000 acres of pristine mountain terrain, he set out to create what may become one of the most exclusive private ski communities in the United States.

A Different Kind of Mountain Luxury

Powder Haven isn’t just another luxury ski development chasing headlines. It’s intentionally capped at 650 member families, preserving the intimacy and calm that first drew Hastings to the mountain after decades skiing around Park City.

Of the 12,000 acres acquired:

  • 2,700 acres will remain private terrain exclusively for owners
  • 5,300 acres will stay open to the public — carefully managed to avoid lift-line chaos
  • Three private lifts are already operational, with a fourth launching this winter

This isn’t excess for excess’ sake. It’s controlled exclusivity — the kind that feels thoughtful rather than flashy.

The Real Estate: Ski-In, Ski-Out Serenity

The first 39 homesites sold within months. Now, 34 additional custom homesites — ranging from two to five acres — have been released, along with eight turnkey chalets coming later this year. Larger 6,500-square-foot residences are also in the pipeline.

Starting around $4 million, each property offers:

  • True ski-in, ski-out access
  • Expansive decks overlooking the Wasatch peaks
  • Architectural guidelines rooted in authentic mountain design
  • Bespoke builds in collaboration with CLB, Lloyd Architects, and Walker Warner

The design language promises contemporary architecture with genuine alpine soul — a refined balance of modern lines and natural materials that respect the landscape rather than compete with it.

A Private Mountain Club Experience

At the heart of the community will be a 73,000-square-foot clubhouse designed by Hart Howerton, currently breaking ground. It will include:

  • Dining venues
  • A spa and fitness center
  • Climbing walls
  • Bowling lanes
  • Social spaces designed for multi-generational connection

This is less about après-ski spectacle and more about curated mountain living — elevated but grounded.

Why This Matters

What fascinates me most about Powder Haven isn’t just the scale — it’s the philosophy. Hastings isn’t building a resort for attention. He’s reimagining what private ski living could look like: exclusive without ego, architectural without arrogance, luxurious without chaos.

In a world where mega-developments often prioritize volume over vision, Powder Haven feels like the opposite — smaller membership, controlled terrain, and a focus on experience over excess.
