the {real estate} life: New Developments in Tribeca

The summer is certainly heating up, but the hottest part about NYC right now are the new developments from some of my favorite architects popping up in Tribeca.  Here are 8 buildings to watch, and I’m sure you won’t be able to miss them.

First, lets head to 101 Murray Street, which will be known as 101 Tribeca.  It is being developed by Fisher Brothers and The Witkoff Group, and will become the tallest residential building in Lower Manhattan, surpassing both 56 Leonard and 30 Park Place; Kohn Pedersen Fox is the architect.

According to New York Yimby, “The 63-story building will have 129 condominiums, with its entire floor area totaling 433,800 square feet. Ceilings will be palatial, and the glassy facade will offer sweeping views over Manhattan, New Jersey, and Long Island, enhanced by the tower’s relative isolation on the skyline. Design-wise, 101 Tribeca bears semblance to 45 East 22nd Street, which is also a KPF project; both towers will expand as they rise, taking maximum advantage of allowed FAR by pushing their bulk where it is most profitable.”

No completion date has been announced, but you can be sure prices will be HIGH! But it will be worth it for those amazing views and fabulous location!

Another recently announced new development is The Hill, located at 87 Leonard Street.  This new condo project is currently under construction. Sales for available units start at over $6,000,000.  No other information is being revealed at this point, but you can be sure these units will be flying.


93 Reade Street is a new condo project by Knightsbridge Properties currently in preconstruction. This six-story tall project has a total of 4 units, and is the latest development by CTS Group, one of my favorite architects.

Meet The Woolworth Tower Residences!  This new condo project by Alchemy Properties Inc. currently under construction at 233 Broadway in New York. The project is scheduled for completion in 2015. The project has a total of 34 units.

Another gorgeous new development is located at 140 West Street, AKA The Verizon Building.

This 161 unit condominium is currently in pre-construction.  It’s the latest project from Magnum Real Estate Group. Check out the stunning details!

Courtesy of  Curbed, here’s a rendering of 11 Beach Street.  “The HFZ Capital-developed, BKSK-designed condo conversion that will soon be bringing a collection of exorbitantly expensive apartments to Tribeca. The building doesn’t look in any way unusual, but it does look very classy, and not too out of scale with the surrounding buildings. It will feature 27 units, with interiors designed by Thomas Juul-Hansen, of One57 fame, and an average size of almost 4,000 square feet. In other words, these apartments are going to cost a lot of money. The marketing team told us recently that sales would soon be launching, and the teaser site features apartments priced from $4.5 million to $19 million. 11 Beach is supposed to be ready for occupancy in early 2016.”

At 290 West street, we have VE Equities brand new condominium. It  “will measure 36,927 square feet, which will be split between nine floors and thirteen condominiums. With residences averaging over 2,500 square feet apiece, the product will be similar to VE and Adjmi & Andreoli’s other recent collaboration at 11 North Moore, just a few blocks to the southeast.”, as stated on New York Yimby.

Finally, let’s head over to 460 Washington Street, where excavation is in full swing on a brand new 10-story building. According to New York Yimby, “Permits filed with the Department of Buildings indicate the developer is Related and the architect is Ismael Leyva, though neither has released renderings or any specific details. Still, the on-file documents indicate that 460 Washington will have a total of 107 residences. At just over 140,000 feet of total space, typical apartments will average 1,300 square feet – not enormous, especially for Tribeca standards, but likely enough for an abundance of one to two bedroom units.”
