The Top 10 Residential Sales of the Year

Although the news at the tail end of the year tended to lean more doom and gloom, it was an abundant year with 1,304 contracts signed at $4+ million totaling $10,320,149,800 with the majority signing in the first half of the year. According to the Olshan Report, who documents the luxury market on a weekly basis, compared to the last decade, 2022 fell exactly in the middle of the pack with a No. 5 rating.
The top 10 residential sales of the year totaled $640.8 million all uptown, solidifying the Gilded Age has returned and buyers are looking for amenitized buildings and views.
Number 1 Contract: 4 East 66th Street PH/11 — $101 Million
Sold by the estate of Paul Allen, the late Microsoft co-founder, this sale contained two UES units in what may be one of the largest co-op sales in New York’s history.

Number 2 Contract: 730 Fifth Avenue, 20A — $75.9 Million
Located in the historic Crown Building in the Aman New York, the Jala Penthouse is a full-floor apartment with an original asking price reportedly of $83.53 million.
Number 3 Contract: 220 Central Park South, PH75—$72 million
Located in one of the most coveted luxury buildings in the city, this ~5,000-square-foot penthouse has three bedrooms and four full baths, plus a powder room with a terrace a terrace overlooking Central Park.

Number 4 Contract: 432 Park Avenue, 82nd Floor — $70.5 Million
Set above the clouds, with 360-degree New York views, this full-floor, ~8,000-square-foot apartment has five bedrooms and once asked $90 million.
Number 5 Contract: 730 Fifth Avenue, 22A — $56.2 Million
The Aman New York had 3 of the top 10 highest sales of the year with the addition of this unit.
Number 6 Contract: 12 East 63rd Street — $56 Million
This 10,700-square-foot townhouse with 7 bedrooms, 8 bathrooms and a basement swimming pool went into contract in late 2021 and closed early 2022.

Number 7 Contract: 730 Fifth Avenue, 21A — $53.4 Million
The Aman New York had 3 of the top 10 highest sales of the year with the addition of this unit.
Number 8 Contract: 36 East 68th Street — $52.8 Million
Spanning ~9,000-square-feet, this townhouse has six bedrooms and 10 bathrooms spread across five floors. There’s a swimming pool in the basement, a spa with a hammam and vast entertaining areas on the first two floors. The third, fourth and fifth stories contain the home’s ensuite bedrooms, according to listing information.
Number 9 Contract: 60 East 93rd Street — $52.5 Million
This 23,000-square-foot townhouse measuring 57 feet wide was originally built for Virginia Graham Fair Vanderbilt, the house doubled as an art gallery and private home; the sale took place off market.

Number 10 Contract: 111 West 57th Street, PH74 — $50.5 million
This two-story penthouse covers more than 7,000 square feet, and has four bedrooms and five full bathrooms overlooking Central Park.
